    Who says there's more than enough affordable housing in California ?
    Liberals/progressives do.

    • Located in San Diego's University Heights, the tiny 'undated studio' is 200 sq-ft and comes with a small kitchen and bath
    • Recently updated, the home does have freshly laminated floors and an AC unit
    • Requirements to rent the property include having a credit score of 650 or more while also having no prior legal evictions
    • Potential renters are to also have an income that is 2.5 times the rental amount - so roughly $31,500
    • The shed was originally listed for $1100
    In any other state I would call this fake news but this is California.

    I live in So Cal. Thats a good deal. Someone better snatch it up quickly. If their income is 2.5 times rent, after taxes, they may still be able to eat.

    I know someone in San Diego. They paid $390,000 to buy a condo in a complex that formerly used to be an apartment complex. Basically he bought a two-bedroom apartment for $390,000, and he considered that to be a good deal. The former person who lived there had dogs and there was a bad smell that permeated the entire unit, so that's why the sellers gave a discount. The going rate of those units would normally have been $410,000 to $430,000. He had to spend another $15,000 more before he moved in to install new carpetting because the old carpet was trashed and dirty, and had to install new shower fixtures as well because those were in really bad shape too. Even after the new carpet was installed, he still couldn't entirely get rid of the stench of dog. Again, these condo units were formerly apartments, so there is somebody else on top of him, and other people on both sides.
    There is also a community maintenance fee that runs about $270 a month.

    Permits for water and power; cost depends on what you are having installed. Like $114 for a dryer vent permit!

    Add to this the actual construction cost of the shed then top it all off with San Diego's 1.17459% property tax rate on their estimate of the property value.
    It may just be a shed but it cost the owner a small fortune to have it built and permitted.

    California has so many regulations and laws, the lawyers are making a lot of money.

    It goes without saying that there's not a lot of young families having children in San Diego these days. What type of family could afford it?

    Well, I'll rephrase. Most of the ones having children are people who have come from other countries where they're more accustomed to having families on a very tight budget and eking out survival. For example, if you're culturally accustomed to having your aging mother sleep in the same room with you to save on money. Call it relative poverty, or different expectations about standard of living.

    When I sold my house in California I finally rented a hotel room because there were so many people wanting it.

    So exactly where was your former home ronv ?

    Outside of that cesspool of L.A. ?

    Even what few white middle class Americans that are unfortunate to be living in L.A. County are fleeing to
    the last bastions of conservative Republicans like behind the tattered Orange Curtain in South OC and in the IE and other parts of Riverside and San Bernardino County.

    Canell posted a Zillow link for this little house in Apple Valley which in in the Mohave Desert (High Desert) just the other side of the San Bernardino Mountains.

    Apple Valley use to be Roy Rogers old stomping grounds.

    Actually I had 3 in California.
    The one in Laguna Niguel was the closest to LA. I liked it the best.
    Nice sea breezes. Close to the beach.

    The next was Escondido. A little to hot, but okay.

    And the last in San Ramon. Very nice.

    California's seen a lot more of it than other parts of the country.

    Rent is high in a city if a lot of people want to live there. Think about it in terms of supply and demand. If demand is high, and supply stays the same, then prices are going to do through the roof. If they don't go up, then we are going to have waiting lines to buy properties. Price increases kill off waiting lines and weed it down to the people who can afford them. Eventually big cities will only be affordable for high skilled workers and the wealthy and everyone else will be pushed out into more distant cities or high-crime ghettos.

    Now cities could loosten up their zoning rules, and cities should do that. But even if that opened up a few more places and prices went down a bit, more people would enter the market from the lower prices, and drive them back up again. Plus these extra places will result in extra traffic and less parking.

    If you want affordable housing in California, you are going to have to consider other areas unfortunately.
