    Had another coservative announce his departure by PM, I wonder how amny are leaving without notice? It does seem that conservative tho't is now illegal, or , at the very least will bring horrendous consequences if revealed. WE will miss you Daisy.

    Garage says my car motor is shot. :frustrated: Looking at newer low mileage used cars.... Honda dealership has a Nissan trade in with 30K miles I may look at. Never owned a Nissan and know nothing of them other than I see a lot of black people driving them around town.

    Our mortgage is only five years old, but we refinanced, down from 5.5% to 3.5%.

    We went from a 30 year to a 20 year, removing five years from the loan length.

    $45,000 for projects.

    New payment is $200 more than previous payment.

    It's all happy here right now.

    When i had a mortgage, and interest rates dropped and we considered refi, if the closing costs took more than 12 months to recoop, then it wasn't a good move IMO. While a 2% drop is healthy, taking a shorter term is iffy - you have to pay that extra no matter what.

    The way we went about it was take a 30 year, then pay the full amount of the payment twice a month. That way, if things went skinny for any reason, we could just make 1 payment a month. The primary mortgage is long since paid off, and the work flop house (eventually to be a rental) mortgage is looking about 10 years ahead of time. We may pay it off, since the savings is earning .08%, and the interest rate is 4% on the mortgage.

    I'm glad it works for you. Less debt is always a good feeling.

    The closing costs are negligible, actually. We did consider that. Our bank is paying a majority of them.

    My Border Collie loved having me not on the computer. He nudges my arm as if to say..come on it is Frisbee time. When he gets tired of playing frisbee he will hide them. He gives me this real innocent look as if to say, "I don't know where it is."
    He just nudged me it is time to go.

    Property has been paid off for awhile now.. and I have one more payment on the tractor, Have a stack of cash in the safe, which I do not know how to invest , so I'ts just losing value,, BUT wifey says she wants to add a big bathroom with a walkin closet! which makees me happy, because for years she just wanted to move to someplace more modern (the house is over 100 hears old.. and designed for smaller people and when space was at a higher premium)
    I'll get my well cleaned out now too.
    I feel secure there.. enough space for a little farming and to raise a few animals if ever that becomes necessary.

    I have been at this forum for almost 12 years..a habit is hard to break.I made good use of my time while not sitting at the computer reading..11 loads of leaves dumped in my garden spot.

    Daisy, this time it is super hard now that we see just how vicious the Democrats are. I mean their bosses, their leaders of course. When they get super rich, they use the wealth for evil.

    It is easy to feel down. Trump attacked for 4 years and yet when one thinks they are done, they persist. Trump did so many great things for America so that makes the vicious Democrats very angry.

    Well, Robert, here are the facts. This Democrat is not vicious or angry. I do take a dim view of those who attempt to overthrow the government. When I was commissioned an Army officer back in 1967 I took an oath to defend our Constitution against all enemies, foreign and domestic. It blows me away that in 2021 one of those domestic enemies would be the Commander-in-Chief of the armed forces. FWIW, he’s also a draft dodger.

    I’m only an occasional visitor and I apologize for posting political stuff in on on this non-political site.
