    You're a bit late to the party.

    Why isn't the building owner held to the same standard?

    They can float their loan from month to month. and if they get in to trouble like they are now, the feds bail them out.

    Why aren't the renters who are providing the capital getting the same break?

    Now, where does it state
    There, just proved your paraphrasing wrong. I’m sure you’re well aware that the only entity which can forcibly remove a tenant is an agency enacted by the courts. The letter states the same as every single rental agreement late notice in America. Failure to pay rent will result in eviction. The carrying out of those eviction proceedings are not dependent on the landlord, but of the courts unless of course you’re a cash renter from Guido the killer pimp.

    Most nations have frozen mortgage payments, utilities and rent as long as they have mandatory closure of businesses and stay at home orders.

    Not the US though.

    Fannie Mae and Freddie Mac, the government-sponsored enterprises that back millions of mortgages, this week said loan servicers could suspend payments for up to 12 months for homeowners experiencing a loss of income due to the outbreak of COVID-19.

    That's a question you should ask the liberal mayors and governors like Cuomo and Polis. In some states that isn't the case. People delaying payments on mortgages will have to pay a lump sum to make up the payments later. In most cases the loan is federally backed so the state doesn't have any authority to demand the loan companies do anything. In New York the payments are only deferred. Nobody gets free mortgage payments. What it comes down to is the mortgages don't go away and not everyone that is a landlord is a billion dollar company. Some are just regular people that rent a house or two.

    I'm guessing that deferring still has accumulated interest on a mortgage, but I havent looked. I went ahead and paid mine like a good little citizen.

    This looks like something a PF poster wrote and sent himself. Where is the signature for the person responsible for writing this? Have you ever rented from someone? A signature is on everything because that makes it legit, especially a notice like this.

    in that case it means the loan balance goes up during that period of time, whichnis not preferred.

    I remember when I signed up for my first mortgage. 82k, the amatorization schedule showed my balance of 82.4k before I made my first payment (40 day lag) and it was several months before the schedule put me below 82 again, I solved that by sending in extra the first month so I wasnt starting behind.

    I can delay my auto loan for 4 months, but there's a note in big red letters telling me that if I do, finance charges will still apply and will be due with my next payment. Just no late fees. Not that I would have done it, but if I'd ever gotten the temptation, that part killed it lol.

    I always send a little extra as well. My mortgage is $565 but I send $600 every month and it applies directly to the principle. It's not much but it adds up.

    hahah your "paraphrasing" is sort of like Shifty's parody....ie...nothing at all what's in the body of the letter. Pay your rent, and directs them to go for aid in paying said rent if they are out of work. That's what landlords should be doing.
