    Nicely done!

    That same project is on the list at the flop house in Knoxville. The boards are curling, rotting, disengaging and falling off. The periodic overflow of the storm creek puts about 2 inches of water in the side yard, so the boards get wet and stay that way for a day or two.

    What is that tree growing in your yard? I'm guessing from the debris it's some sort of magnolia?

    I used the Post Buddy system on one of my posts that had rotted through.



    I was surprised how fast and easy this was, and it did the job. You can buy a pair from the manufacturer online for $20.

    It is good that you recognize wood for what it is and don't decide that a fire would be the best thing to do with it. Some people don't realize that over time if the wood stands the test of time it must be a special piece of wood. The wood we get now is not equal to the wood people got years ago.     Well thanks. Heart pine is longleaf pine and there isn't much out there. It takes 10 years for it to grow much and 200 years before it is ready to harvest. The British wanted it for ship mast and chemicals in the wood. And other than labor the wood was free. It cost about 50 bucks to redo the whole deck. Now I just gotta clean up the mess. The small scrap will be burned.

    A couple did, but most are pressure treat. It's a lot of fencing, and they were only put on with nails, bless their hearts. So we should be able to pop most of them off, move them up a couple of inches, and use screws to reattach. That way we only have a dozen or so that need current replacement.

    What do you suggest for the posts?

    Pressure treated 4X4X8's in a 12 inch diameter hole. The hole should be a little more than 2 ft deep so you can put some gravel at the bottom of it for water drainage and still have 2 feet of the post underground. When you fill the hole with concrete, there will be 4 inches of concrete all the way around the post. The concrete should come up 4 inches or so above ground for water runoff. If the concrete only comes up to ground level, eventually the post will rot right at ground level even if it is pressure treated.

    By the way, that Fence Buddy fix for broken fence posts only works if the post was concreted in with substantial concrete. Some people build fences on the cheap and don't use concrete or only a little. If that's the case with yours the Fence Buddy method won't work, and you would be better off replacing the post.

    How long is the fence?

    The build has shown it's self to be not only on the cheap, but a primary example of it. The storm creek side where the posts fell, had maybe 4 inches of concrete ground level of 12 inches in-ground of a 4x4. Pretty much expect the same all the way around. I am only guessing here, the property is a hair shy of .4 of an acre, but the entire back yard is fenced, plus a section on the front side. So lets say 600 feet.... Do you know someone who is looking for a bit of work? :D

    We are all doing fine. 9 months after we all had covid, I still test positive for antibodies. My mother in law and my parents took the vaccine and are doing OK.

    My 19 year old is going to school full time to be a diesel mechanic and also landed a full time job as an apprentice diesel mechanic. He makes more than enough money to pay for his school and even has a 401k. He's going to school through the Summer and should have his certifications by December.

    My 27 year old will be back from a year in Korea within a couple of weeks. He and his family will be moving to the East Coast. We aren't too happy about that, but he is doing OK. My granddaughter is beautiful and my son says that they will be working on a sibling as soon as he gets back. His wife used their stimulus money to pay off his truck, so they have one less payment.

    Mrs Texan wants a new Jeep. I told her that they aren't cheap and she should get a job. She got the job, but now she is dragging her feet now that she sees how much what she wants actually costs. She works at a US customs center. Her team takes new cars from Mexico (VWs and Lexus') from the train and preps them for delivery to their final destinations. (fleet sales) She has become a valuable employee because (get this) she is one of the few people there that can drive a stick shift.

    Wow, 600 feet is a lot. And it sounds like those posts were put in fast and easy, but they won’t last that way.

    Doing it right costs more and takes more time and effort. The nice thing about getting those posts in right is that you will probably never have to do it again.

    A couple other recommendations ....

    The corner posts should be 6X6’s in a 18 inch diameter hole. More effort and costlier, but worth it in the long run. Also, if this fence has any gates, I would attach the gate to a 6X6 instead of a 4X4. Posts with gates are under more stress than the rest of the posts. And if it starts to lean after a while from the weight of the gate, then the gate will also lean and look bad and not open and close right.

    At my age I don’t think I would want to install new posts myself. I know how, but it’s more effort than I care to expend. I think I would hire a fence building company and tell them to install the posts to my specifications. Then I would install all the rest of the fence. Costlier to have someone else do the posts, but for me it would be worth it.

    Chances are, we replace posts as needed. The storm creek side is obvious, some others are holding so far. We've owned it since late 2017, so I guess we've been lucky.

    One positive.... we have a bobcat with an auger attachment. :)

    Happy to hear you and your family made it through this mess we are having with the pandemic.

    When I was learning to drive my Father made me learn on a shift stick because he thought it was the best way to learn to drive. I can still drive a stick shift it is something that stays with you.

    Jeeps are not dependable.They were in the 60's,70's and even 80's.
    But AMC changed hands and now produces Jeep that are problem prone.
    Same thing with VW.Because they got bought out and production and design
    value broke down.Sure VW's may seem cute.But Fiat's are much cuter.
    That is why they are no longer sold in the U.S. Because they are crap.
    Break-down,fall apart have many mechanical issues.But they have European
    looks.Fiats are costly to repair and have too many recall issues.
    Not just Computer module related.But build quality issues.But they cute.
    It's like going to Grocery store and buying the cutest new bananas.
    That go bad probably by the time you get them home,taste mushy
    and peel like an avocado.
    Lexus are leaders in quality build.BMW also went downhill.
    Honda and Toyota cars are good builds and tend to last far
    longer than their American counterpart.Like Jeep and now VW.
    Classic example ... PT Cruisers.Remember how they were so dagburn
    popular that the first 2 years of production they had buyers go on a waiting list.
    Now ... You hardly ever see one.How could that happen.
    Because Chrylser mass produced them and dint give a hoot about their
    lasting.Jeep are very popular.But todays jeep are not the ones that will
    last like yer Father's Jeep.They look sturdy,solid and dependable.
    But ask around.
    The worst Motorcycle I ever bought was a mid-70's Truimph
    Bonneville.It looked great and sounded good.But it had crappy weak
    brakes,dint like to start w/o a fuss and needed to have the numerous
    bolts on the engine plant tightened.Too much needless vibration.
    But I learned.

    I put 200k miles on my last Jeep Wrangler before my boys got hold of it. Nobody but me worked on it until 180k miles. It was a 2004. Current Jeeps have the same 3.6 found in the Charger, Challenger, and I think 300s.

    But you have to keep in mind stuff like Tranny's. Most newer models
    revamp their Transmission to add more gears.Right there can cause major
    issues.Plus where those Tranny's were manufactured.Did they come from
    Mexico.Todays vehicles are loaded to the gills with Computer modules.
    That control the Transmissions.
    Go to YouTube and - Scotty Kilmer's - channel.He's the expert on cars.
    Learn what to look out for.He's probably done a dozen episodes on Jeep
    alone in the last few years.He tells it like it is.He's a master mechanic and
    answers questions on practically any vehicle { Trucks included } as far as
    quality control issues,resale values and how to diagnosis and repair practically
    all car issues.
