For example, the value of an air conditioning business housed in a 5,000 sq foot building that they own would be much less than the value of a pharmaceutical company housed in that same 5,000 sq foot building which the pharma company owned.

Trump cited the value of the business which exceeds just the value of Real Property.

property tax is assessed based upon the value of Real Property and not assessed on the value of the business which occupies aforementioned Real Property.

but thats different I have land in the phils that has a zonal valuation of 160k so thats what i pay in taxes yet i get offers for the land for 250k to 300k all the time.

Exactly. The value of his golf course should be determined by the Tax Assessor, not him, the same as is the assessed value of your house. Unless he had damned good reason to value it much differently and was able to get an appeal that is the value he should use in any reporting form.

 

The subject isn't him, it's the value of golf course.
The golf course itself is worth $5M
The golf course business is worth $50M.
If you cannot understand how this can be, it means you have no idea what you;re talking about.
